There is no short answer for this, because it varies per project. Please call our office and we can discuss the process in detail that will suit your project.
This varies quite a bit, as each client has unique needs and desires. On average, the process takes 5-9 meetings, but those meetings are usually spread over one to four months.
Having a lot purchased is not required but is encouraged. Different lots have different aspects that can affect the design. Size, slope, and zoning are just a few that can affect how a home can be designed. It is better to have this information before starting the process, than after.
Having a home builder involved in the design process is not a requirement, but we highly recommend getting one involved. They can be very helpful with setting budgets, giving design ideas, and having a good knowledge of building trends.
Yes, we encourage bringing your builder to the meetings.
No, we always suggest, and most cities require an engineered foundation design. We are not engineers but can provide an engineer with the plans/files they need to create the engineered foundation designs.
Our base custom homes plans include completed floor plans, 3D exterior elevation models, 2D elevations, roof plan, electrical plans, site plan and general construction cross sections/details. (3D elevation modeling and site plans are a separate charge with stock plans or plan revisions)
Plumbing and HVAC plans are not, typically, created by Grand Home Designs. The respective plumbing and HVAC contractor generally create these plans in most cases.
The meetings are included in price per square foot under roof process fee and are charged according to your wants and desires.
Most meetings are scheduled in 2-hour blocks.
It is very helpful to bring a site plan, subdivision covenants/restrictions, photos. Anything that will help us get an idea of what your wants and needs are will aide our designers in creating your dream home.
We typically meet in weekly intervals. This give our clients a chance to absorb the information from the prior meeting and gives us time to do the work necessary for the next step of the design process. There is usually a three to four break at about the 80% completion mark for getting bids.
Yes, Grand Home Designs’ designers are very helpful with helping you with the design of your custom home. We will make many suggestions and give a lot of advice during the process. Of course, it is always your decision to incorporate our suggestions or take our advice. We are designing your home, not our home.
Yes, we have the capabilities to create exterior/interior 3D models of our projects in which we can produce very high-quality renderings(visualizations), video fly-throughs, and even immersive Virtual Reality walk-throughs.
In most cases, energy code analysis, structural engineering, plumbing and HVAC designs will need to be done by outside sources in order to have a complete set of plans that will pass city requirements.
